Project Overview
A refined dual occupancy composition defined by strong geometric forms and vertical articulation, where two upper volumes appear to float above a grounded masonry base. The façade balances solidity and transparency through large glazed openings, textured stone detailing, and recessed entry elements, creating a layered architectural presence while maintaining symmetry across the subdivision outcome.

Form, Composition & Façade Expression
The design explores a composition of intersecting volumes that establish clear identity for each dwelling while maintaining overall cohesion. Upper floor projections create depth and shadow, allowing the building to read as lighter in mass despite its two-storey presence.
A restrained palette of materials reinforces hierarchy across the façade, with lighter rendered elements contrasted against masonry and stone finishes to introduce texture without visual clutter. The vertical stair glazing element acts as a central marker, subtly separating the two residences while preserving symmetry.
The transition from street to entry is carefully controlled through planting, stepping pathways, and low landscape elements, softening the architectural edge and contributing to a more human-scaled frontage.
Planning Logic & Internal Experience
The internal arrangement prioritises functional clarity, with open living areas positioned to maximise connection to private outdoor spaces while maintaining privacy between the two dwellings. Circulation paths remain direct and efficient, supporting day-to-day usability.
Vertical movement through the home is enhanced by generous stair zones that introduce natural light and visual openness, improving both spatial perception and environmental performance. Upper levels provide private retreat areas with elevated outlook and controlled glazing placement.
Overall, the planning approach focuses on contemporary family living requirements, balancing openness with separation, and ensuring both homes achieve comfortable proportions without unnecessary complexity
