Project Overview
A layered coastal-inspired residence defined by strong horizontal planes, warm natural textures, and a restrained material palette. The composition balances solidity and transparency, with a grounded masonry base supporting a lighter upper form that engages the street through large openings and planted edges.
Built Form & Street Presence
The overall massing is structured around a clear base-and-frame composition, where the upper level projects forward within a defined rectilinear enclosure. This creates depth and shadow, giving the façade a strong architectural expression without relying on excessive articulation.
Material selection reinforces this hierarchy, with textured masonry elements grounding the lower portion while lighter rendered surfaces define the upper volume. Vertical battens introduce rhythm and subtle screening, adding both privacy and visual interest.
Integrated planting along the balcony edge softens the geometry and provides a transitional layer between architecture and landscape. Lighting is recessed and concealed, allowing the form to remain visually clean while enhancing depth at night.
Interior Organisation & Function
The planning approach prioritises clarity and efficiency, with the ground level operating as the primary living zone connected directly to external spaces. Large openings maximise daylight and create strong visual connections to the surrounding landscape.
Private accommodation is located on the upper level, arranged to provide separation from living areas while maintaining generous proportions and outlook. The front bedroom benefits from expansive glazing framed by the architectural envelope, reinforcing the façade composition internally.
Circulation is kept direct and compact, ensuring usable floor area is maximised without compromising spatial quality. Service zones are integrated discreetly, allowing the primary living and bedroom spaces to remain the dominant experience within the home.
